Lake Superior Real EstateLake Superior has always awed those fortunate enough to visit, and for many, living on or near it is a dream come true. It lives up to its designation as "superior", being the largest body of fresh water, and holding more of it than Lake Huron, Lake Michigan, and 4 Lake Eries combined! There are over 2,700 miles of shoreline-including land in the states of Michigan, Minnesota, Wisconsin, and Ontario-which offer many choices to call home. All around Lake Superior, one can find countless beautiful parks, landscapes, and recreational sites to enjoy, in addition to the numerous water sports that the lake offers. But the difference between it and other Great Lakes is that it is the cleanest, due to programs of preserving and protecting Lake Superior from the pollutants of urban growth. This makes it a haven for boaters, fishermen and recreational water enthusiasts, but the question remains, with so much lakefront property available, where is the best place to enjoy Lake Superior? Duluth, Minnesota is an excellent place to consider for many reasons. Located in the county of St. Louis, Duluth is located on the southwestern tip of Lake Superior and centers many of its activities around it throughout the year. Although one of Minnesota's largest cities (with a population over 87,000), Duluth has a small-town feeling about it. Its residents make good use of the countless trails and parks during both summer and winter, and summer finds activities centered around its 2 golf courses, 41 tennis courts, 29 baseball/softball fields and 22 recreation centers. The winter offers snowmobiling on 45 miles of trails, and almost as many ski trails! For anyone wishing to take advantage of urban opportunities in a clean, spacious, and safe environment, Duluth meets all needs. It is a center of international industry, due to its position as a major harbor area, and provides wonderful choices in education and medical facilities. Furthermore, it is affordable for just about every family! The most recent figures reflect the average home cost at $120,000, with a 2 bedroom condo or duplex priced at less than $60,000, and larger, traditional homes at under $100,000. A smaller, lake view house can be found at around $130,000, while one located on the lake will usually be priced at between $700,000 to $1,600,000. (These homes usually have docks or boat slips, but may be somewhat difficult to acquire.) Especially sought after are the grand homes on the North Shore, located on the northern end of Duluth. These older homes, all with water frontage property, are situated along this 30 mile scenic drive 600 feet over the city, which is designated a National All American Road. From this area, a resident can enjoy sunrise over Lake Superior, along with views of the harbor and downtown sky scrapers! However, there is still plenty of available housing in Duluth in the form of town houses, apartments, single family dwellings and bungalows. For the business minded person, Duluth offers plenty of commercial real estate and investment opportunities as well, at competitive prices. (And by the way, the downtown area does not shut down during the winter; a climate-controlled skywalk allows business people to move between facilities and 50 local restaurants!) Living in the Lake Superior area of Duluth provides opportunities rarely found elsewhere on a lake; with just a short drive to fashionable shopping areas, the newest medical facilities, global commerce, universities, and all manner of entertainment and recreation, it is definitely not the average "lake cottage" community! |
